In May 2009 Metzger Construction began site work for the new west side campus for Cyrus One. The two story, 100,000 sf tilt wall facility contains over 55,000 sf of data center floor space in addition to office and data recovery space for numerous large corporations from around the world. The project is owned by Panattoni Development and the architect is Duane Bradshaw Architects. The MEP designer is Prichard Consulting.
The equipment yard has future space for at least 12 backup generators and 3 chiller plants. The interior data center spaces are cooled by both DX and chilled water systems. Data and office spaces will be housed on both floors. The shell will be complete by early November and the interior spaces by mid December 2009.
The shell is a LEED project. This should be the first LEED certified data center in Texas. This will be Metzger’s fifth ground up LEED project in the past eight years. |

Metzger Construction recently completed a 3 story 60,000 sf medical office building in Conroe for the D’Agostino Companies of Conroe. The 8.2 million dollar project includes site work, shell, and interior buildout. Located near I-45, the project was started in November 2008 and completed in August 2009. The interior build-to-suit includes medical offices, exam rooms and a full imaging center. The project will expand Sadler Clinic’s presence in the Conroe area. |

Metzger Construction completed data center space buildouts for Cyrus One in Austin and Lewisville. The data centers will host servers and computer infrastructure for a large number of top companies from around the country. The interior work includes installing large scale MEP infrastructure and computer flooring as well as data recovery space for Cyrus One tenants. The work also includes site and concrete work for exterior backup generators, fuel tanks, chillers and other gear. |

In May 2009 Metzger Construction completed a 63,000 sf headquarters building for Petroleum Wholesale. The 3 story building is clad in glass and granite. Metzger Construction began the site and shell work in August 2008 and completed the project in May 2009. |

In January 2009 Metzger completed the Tomball Medical Office Building in Tomball, Texas. The project was constructed for Tom Pisula Development and is designed by Brown Penland and McGregor Architects. The two story steel frame office building is clad in stone and textured concrete. This LEED certified project utilizes solar panels on the roof to capture environmentally friendly electrical power for tenant and core building use. The design maximizes exposure to sunlight for interior spaces and uses energy efficient electrical HVAC and plumbing fixtures throughout. |

In January 2009 Metzger Construction completed a 4 story office building and 6 story garage for Tom Pisula Development. The 4 story building consisted of a 3 story tilt wall shell with a fourth story steel structure top floor. The exterior finished included stone, glass and texture painted concrete. The buildout included floor operatory suite with 7 operating rooms. It also included medical office space, a full imaging center and a Linear Accelerator Vault (LINAC) with 5’-8’ thick concrete walls. The project also included an adjacent 6 story, 170,000 sf pre-cast concrete garage. The 18 million dollar project began in November 2007 and was completed in January 2009. |

In March 2007 Metzger was awarded the construction for the 16,000 sf expansion to the Cyrus One Data Center. This project is part of a multi phase expansion to the existing 60,000 sf Tier 4 enterprise data center facility located on the Southwest Freeway, inside Loop 610. The new high-density facility is designed from the ground-up to provide 250 watts of power per square foot to support the demands of the power-hungry blade servers. The new project will bring in over 35,000 volts of power to the site to meet new capacity requirements. The current expansion will be completed in July 2007 with a future expansion planned for later in the year. |

Medical Office Buildings |

Metzger was recently awarded three new multi story medical office buildings in north Houston.
The three new buildings were awarded by local developer Tom Pisula of the Woodlands. The Hargrave Medical Office Building is a 47,000 sf tilt wall building designed by Browne Penland McGregor Stephens Architects, Inc., of Houston. Construction is 50% complete with a scheduled completion date of October 2007. The second building, the 63,000 sf Pinecroft Medical Office Building, was also designed by Brown, Penland, MacGregor and Stevens and it is scheduled for completion in March 2008. The third medical building is the 45,000 sf, 290 Medical Office Building designed by The Wingfield / Sears Group, Inc., of Houston. Construction on the 290 MOB project has begun and is scheduled for completion in December 2007. |

Metzger recently completed the installation of an 8,000 sf Global Technology Infrastructure computer data center for JP Morgan Chase Bank of Houston. This computer data center handles some of the latest new software used by JP Morgan Chase Bank around the world. The infrastructure for the new Global Technology lab was moved from New York to its present location in downtown Houston. |

Much of the HVAC and electrical components were relocated from Chase offices in Dallas, refurbished, and sent to Houston for use in the new lab. The rooftop AC units were installed via helicopter, on the downtown building. |

Metzger Construction Company Completes Multi-Phase Project for Mens Wearhouse |

In a three-year period, Metzger Construction has completed more than 700,000 sf of additions and build-outs for The Mens Wearhouse in southwest Houston. |
|
|
|
|
|
Metzger began the project in April 2003 with a 240,000 sf two-story addition to an already existing facility. Metzger has since completed another 450,000 sf two-story addition, a dry-cleaning facility, and company cafeteria. The total contract amount for the projects is more than $20 million. |
|
|
|
|
|
The additions were fast-track tilt-wall construction projects on tight schedules, Metzger's area of expertise. This facility serves as the nationwide central location for the company's dry cleaning operations and uses a sophisticated Material Handling System. Metzger personnel worked closely with the system's German-based contractor to ensure uninterrupted service. |

The company was originally known as IBS, Inc, a subsidiary of Hines Industrial and Jim was a controlling shareholder. When he founded Metzger Construction in 1986, he maintained all supervisory and management personnel. In fact, many of our employees have been with the company for more than 30 years. |
